40 named investor prospects

The practice track's first exercise turns the contacts you already have into a list of 40 people, each with the public record that proves they buy investment property, and the one sentence you'd open with. Not a lead list you bought. Yours.

3 properties, priced to send

Take twenty active listings in your own market, shortlist 3, underwrite them properly, and write the one-page note an investor actually reads. You finish with it ready to send the week you're done.

ICIA after your name

Pass an examination of 3 real deals and use the IA Certified Investment Advisor designation for 12 months. Any broker, lender or client can check it themselves at investoraccess.org/verify, which most designations can't offer.

What this is, and who it's for

A retail buyer is one closing. An investor buys again, and refers the next one, if you can talk about a property the way their lender does. Most agents can't, and investors notice in the first five minutes. This certification closes that gap. Across 6 modules you learn where every number in an underwrite has to come from, how to test a deal in the order that matters, and, the part most people find hardest, how to tell a client their deal doesn't work without losing the client. Then the practice track turns it into business: 40 named prospects from your own contacts, 3 properties priced for a buyer, and a rewritten profile that says what you actually do. About 45 hours in all, 33.5 of them the certification. Self-paced: you start when you enroll and have 60 days to finish. Every exercise is marked as you go, at any hour. The complete method is published free at investoraccess.org/standard. Read it before you buy. If you think it's wrong, you'll know before you've spent anything.

Investor Access

Investor Access publishes The Investor Access Underwriting Standard, the method this certification teaches, in full and for free, so anyone can check what an ICIA holder was tested on. We built it because agents were losing investor clients to a conversation nobody had taught them: how to say a deal doesn't work, show why, and keep the client for the next one. Questions agents ask before enrolling

Do I need investor clients already? No. The practice track exists for exactly that: it produces 40 named prospects from the contacts you already have. If you already work with investors, you'll serve them better. How long does it take? About 45 hours, at your own pace. There's no schedule and no live session. You have 60 days from enrolling to complete the 3 assessed deals. Is it accredited? No. It isn't a NAR designation, and we don't claim it is. It's a certification against a standard we publish in full, so anyone can read exactly what you were tested on and verify your certificate at investoraccess.org/verify. How is it assessed? On 3 complete underwrites of real deals. You need 70% on each and 75% on average, with one resit included. Most of the marking is done mechanically against the engine's own output, so a mark can always be explained. What if it isn't for me? Refundable in full within 14 days, provided you haven't gone past the first module. Email support and it's done, no explanation needed. Is this investment or appraisal advice? No. It teaches you to analyze a deal against your client's own stated requirements. It isn't an appraisal, a broker price opinion or investment advice, and it doesn't replace your license.
